Outlook for Rand Uncertain

You can be forgiven for thinking that Umhlanga is a holiday village only. Here thousands of people relax and on one of the most beautiful coastlines in the world.

The warm east coast of South Africa, just north of Durban, one of the biggest ports on the African coast, is not only functional it is absolutely breathtaking as well.

Umhlanga is an investors dream, it houses a number of up-market office parks and first world shopping centers, not to mention hotels and land ideal for development.

International property investors here include Sun International and recently the Marriot International hotel and property group. With shopping centers like the Gateway, Il Palazzo and the Crescent all catering for the high-end clientele, it is easy to see the appeal of the area for more international investors.

Umhlanga Town Centre, is easily accessible from the N2. Durban International Airport is a 20 minute drive away and once completed the new King Shaka International Airport will be a mere ten minutes away.

Current developments (2009) include a business hub that will create a stimulating work environment for people who crave interaction with other like-minded individuals, a beehive of entrepreneurs and professionals who can exchange ideas and feed off each other, keeping the active and portable life styles of modern executives practical and achievable.

All of this in the center of one of the worlds most beautiful holiday destinations. 2006 saw the popularity of the Umhlanga Triangle development idea growing, earmarking the creation of 65 700 jobs in the area.

The eThekwini municipality experienced a busy year preparing for the development of office parks, retail developments, massive commercial space and smaller industrial units, not to mention the housing developments that go along with this kind of infrastructure development. It is obvious that this type of growth in an area as beautiful as this will attract more investment in the near future, not to mention the natural spin offs of church and schooling demands, filling stations and recreational areas.

It is our opinion that you should watch this space. Office rentals, small investment property or offices shopping centers for sale, it will all continue to happen in Umhlanga at a frenetic pace for the next 5 years. Nearby areas and suburbs include La Lucia, Mt Edgecombe, New Town, Durban North, Umhlanga Ridge, Sunningdale and Glenashley.
